Property Management Services

We will:

  • Review your needs and expectations, allowing you to determine how much you want to be involved or how little, and how you wish your property to be handled.
  • Inspect the property thoroughly, identify its strong points, and arrive at the maximum competitive rent rate.
  • Prepare the property for rental (supervision of capital improvements is charged separately.
  • Advertise and show the property, run character and credit checks on prospective tenants, and negotiate the terms of the lease.
  • Provide tenants with guidelines for use of the property and attend to post-move-in needs.
  • Keep the property in great shape, using either maintenance and service providers of your choice or those with whom we have an established relationship.
  • Keep tenants safe and comfortable by taking care of maintenance problems promptly; we have a 24-hour/7-day emergency pager.
  • Hold security deposits and pet fees in trust, conduct move-out inspections, and assist tenants in complying with move-out guidelines.
  • Collect rents, pay bills, and handle all financial transactions, including but not limited to homeowners association assessments, mortgage payments, service contracts, and deposits to your account, either here or abroad.
  • Provide monthly statements and annual summaries of income and expense by time-line and by type of activity ("journal" and "ledger").
